Choosing the Right Fence Material for Lake Mary Conditions

  • Backing onto a pond or retention lake: a great many Lake Mary lots do. Higher soil moisture and a shallower water table favour vinyl and aluminum, which do not rot or rust, and posts want deeper concrete footings to hold in saturated ground.
  • Sandy Seminole County soil: sand drains well but grips a post far less than clay. Footing depth is the single thing that decides whether a fence is still straight in five years, and it is the corner most often cut.
  • Sun and summer storms: UV and humidity break down economy materials quickly. Powder-coated aluminum and quality PVC last considerably longer than budget options in this climate.
  • HOA density: Lake Mary is largely made up of planned communities, so the architectural guidelines are usually a tighter constraint than the city code. Height, material, colour, and which way the finished face points are all commonly specified.

Lake Mary Fence Permits & Height Rules

Lake Mary is an incorporated city, so fences here are governed by the city’s own code rather than Seminole County’s, and the rules differ from Orlando in ways that matter. Under Lake Mary Code § 154.23 (Fences and Walls):

  • A building permit is required for a fence or wall before it is built or installed. This is the biggest difference from the City of Orlando, which does not require a permit for a residential fence up to 6 feet. We pull the permit as part of the job.
  • Rear and side yards: up to 8 feet. Lake Mary is one of the more generous cities in Seminole County on height, which is useful on lots that back onto a road or a neighbouring rooftop.
  • Front yard and street-side setbacks: 6 feet maximum, and generally only decorative fencing is permitted in those setbacks. If you are on a corner lot, both street frontages count.
  • No fence or wall within 20 feet of a corner intersection of street rights-of-way, for visibility. Orlando measures a 25-foot sight triangle instead, so a layout that passes in Orlando is not automatically compliant here.
  • No electrically charged wire, ribbon, barbed, or other security fencing in any residential district.
  • HOA approval is separate from the permit and is usually the harder of the two. We help you confirm your community’s requirements before anything is ordered.
