All County Fence is a family-owned fence contractor based in downtown Orlando that installs and replaces residential and commercial fences across St. Cloud. The City of St. Cloud requires a fence permit with a survey or site plan, limits front-yard fences to 36 inches and side and rear fences to 72 inches, and adds a Certificate of Appropriateness in the Downtown Historic District. Nearby Narcoossee and Harmony are unincorporated Osceola County, which has its own rules.

St. Cloud Fencing

Fencing St. Cloud Yards, Swales and Lakefront Lots

St. Cloud sits on the southern shore of East Lake Tohopekaliga, a lake of about 12,000 acres, with St. Cloud Lakefront Park on the water. Lots near the lake and along drainage swales need extra planning: the city’s fence application asks for the FEMA flood zone and nearby swales on the survey, and a fence across a swale must sit at least 3 inches above grade.

The city has also grown. Twin Lakes, Edgewater and Kings Crest were annexed into city limits and now follow St. Cloud’s fence rules rather than the County’s, while Narcoossee and Harmony remain unincorporated. As a fence company in St. Cloud, FL, we confirm the jurisdiction and your HOA’s guidelines before we draw the fence.

  • Swale and flood-zone details planned

St. Cloud Fence Rules

What to Know Before Installing a Fence in St. Cloud

Permits, HOAs and property lines catch a lot of homeowners out here. We sort them out before the first post goes in.

City fence permit

St. Cloud requires a fence permit with a survey or site plan showing the fence location, setback, material, height, gates and swing direction, plus a Fence Installation Affidavit. All fencing must meet Land Development Code Section 3.20.2. We handle the permit.

36 inches in front, 72 behind

Fences may be no taller than 36 inches in the front yard or forward of the building setback line, and 72 inches elsewhere. They must stay 5 feet from the home’s front corners, 3 feet from the street right-of-way and out of sight triangles.

Historic district and county addresses

Downtown Historic District fences also need a Certificate of Appropriateness. Narcoossee and Harmony are unincorporated Osceola County, where front fences must also be at least 50% transparent. We confirm the jurisdiction first.

HOA approval before you build

The city’s fence covenant says a permit doesn’t mean compliance with deed restrictions, and owners must get HOA or design board approval before installation. We supply the drawings and specs your HOA needs.

Pool barrier code

Florida requires pool barriers at least 48 inches tall, with gates that self-close, self-latch and open away from the pool. We build every pool fence to that code.

Swales, easements and flood zones

Fences can’t block natural drainage, and any fence across a swale must sit at least 3 inches above grade. The city can remove a fence in an easement at the owner’s cost. We mark swales and easements before setting posts.

Pricing

How Much Does a Fence Cost in St. Cloud?

Every yard is different, so every quote is itemized. These move the price most:

Length & height

Linear footage is the biggest driver, then height. Taller fences need more material and deeper posts.

Material & style

Chain link is the most economical; wood, vinyl and aluminum vary by style and finish.

Gates

Walk gates, double drive gates and pool-code hardware each add to the quote.

Removal & site access

Tearing out an old fence, tight side yards and slopes all affect labor.

Permits & HOA

Permit fees and HOA design rules are built into your written quote.

Questions

St. Cloud Fence Questions

The questions St. Cloud homeowners ask us most about permits, HOAs and scheduling.

Do I need a permit to install a fence in St. Cloud?

Yes. The City of St. Cloud requires a fence permit, with a survey or site plan showing the fence’s location, height, material and gates, plus a signed Fence Installation Affidavit. Downtown Historic District homes also need a Certificate of Appropriateness. Unincorporated Osceola County requires a permit for fences too. We handle the permit.

Is my St. Cloud address inside city limits?

Not always. Narcoossee and Harmony are unincorporated Osceola County and follow County rules, while Twin Lakes, Edgewater and Kings Crest were annexed and now follow City rules. Both cap front fences at 36 inches and others at 72 inches, but the County also requires front fences to be at least 50% transparent. We confirm your jurisdiction at the estimate.

Do I need HOA approval for a fence in St. Cloud?

If you’re in an HOA, yes. The city’s fence covenant states that a permit doesn’t mean your fence meets deed restrictions, and that getting approval from your HOA or community design board before installation is the owner’s responsibility. We provide the drawings and material specs your board needs to review.

What fences are popular in St. Cloud?

Vinyl and wood privacy fences are common along side and rear lines, where the 72-inch limit applies. In front, a 36-inch picket keeps you within the city’s limit. Aluminum keeps views open on lots near East Lake Toho and works as a Florida pool barrier with the right self-closing, self-latching gate.

Can I put a fence across a drainage swale in St. Cloud?

Yes, with limits. City code says fences can’t block natural drainage, and a fence within or across a drainage swale must sit at least 3 inches above grade, except for upright posts or bars. The survey also has to show your FEMA flood zone and nearby swales. We plan the fence line around both.

Do you offer free fence estimates in St. Cloud?

Yes. We come out, confirm city or county jurisdiction, check for swales and easements, and give you a written, itemized quote with no pressure. Plan on about four weeks from signed quote to St. Cloud fence installation, mostly for material ordering. Old fence removal and haul-away are included when you need them.
