All County Fence is a family-owned fence contractor based in downtown Orlando, and we install and replace residential and commercial fences across Southchase. Southchase is an unincorporated planned community, so Orange County Zoning issues every fence permit, including for repairs and restoration. County code allows residential fences 4 ft in the front yard setback and 8 ft on side and rear lines, and many Southchase sections add HOA approval on top.

Southchase Fencing

Fence Company Southchase FL: Villages, HOAs and Corner Lots

Southchase was laid out as a planned community organized in villages, near the Florida’s Turnpike and SR 417 interchange and about six miles from Orlando International Airport. Its main roads include Wetherbee Road and Landstar Boulevard, and its sections carry names like The Willows, Kempton Park, Arlington Park and The Downs.

In a planned community, the fence question is usually less about what’s possible and more about what’s approved. Many sections have HOA guidelines, and corner lots have county sight-triangle rules. We check both at the free estimate, so you know every requirement before the HOA application and the permit go in.

  • HOA drawings and specs supplied
  • Corner sight triangles planned to code
  • County permit handled for you
  • Old fence removal and haul-away

Choosing the Right Fence for Your Southchase Property

Most HOA neighborhoods here end up with vinyl for privacy and aluminum around pools. Here’s the short version; each material has its own page.

PVC VinylBest for hoa-friendly privacyA common pick in planned communities. Confirm the color with your HOA before ordering.
WoodBest for budget privacyBoard-on-board or shadowbox. Some HOAs restrict wood or stain color, so we check.
AluminumBest for pools and front yardsFits the 4 ft front-yard limit, stays open, and meets Florida pool-barrier rules.
Chain LinkBest for pets on a budgetMost economical. Often limited by HOAs, especially where it faces the street.

Southchase Fence Rules

What to Know Before Installing a Fence in Southchase

Permits, HOAs and property lines catch a lot of homeowners out here. We sort them out before the first post goes in.

County permit for every fence

Southchase is unincorporated, so Orange County Zoning issues the permit for any new fence and for repair or restoration. The application needs a dimensioned site plan or survey in PDF. We prepare it and handle the permit.

Height limits by yard

In residential districts, fences can be 4 ft in the front yard setback and 8 ft on side and rear lines. Lots facing an arterial or collector road may have 6 ft in the front setback. We confirm which applies.

Corner lots and driveways

No fence may encroach on the 15 ft corner triangle at a street intersection without county engineer approval, and a 15 ft by 15 ft clear view triangle must stay open beside each driveway. We lay out corner runs around both.

HOA approval is separate

Many Southchase sections have an HOA, and its approval is a separate step from the county permit. We supply the drawings and material specs your architectural committee asks for.

Pool barrier code

Florida pool barriers must be at least 48 inches tall, with self-closing, self-latching gates that open away from the pool. The barrier also has to sit far enough from the water that a child who gets through can’t fall straight in.

Built for summer storms

Central Florida’s summer storms and rainy season test every post. We set posts 2 ft deep in a full 50 lb bag of concrete so the fence stays plumb year after year.

Pricing

How Much Does a Fence Cost in Southchase?

Every yard is different, so every quote is itemized. These move the price most:

Length & height

Linear footage is the biggest driver, then height. Taller fences need more material and deeper posts.

Material & style

Chain link is the most economical; wood, vinyl and aluminum vary by style and finish.

Gates

Walk gates, double drive gates and pool-code hardware each add to the quote.

Removal & site access

Tearing out an old fence, tight side yards and slopes all affect labor.

Permits & HOA

Permit fees and HOA design rules are built into your written quote.

Questions

Southchase Fence Questions

The questions Southchase homeowners ask us most about permits, HOAs and scheduling.

Do I need a permit to install a fence in Southchase?

Yes. Southchase is in unincorporated Orange County, which requires a Zoning fence permit for every new fence and for repair or restoration of an existing one. Wood, vinyl and aluminum picket fences on single-family lots go through Zoning, while brick or stucco walls need a Building Permit. We handle the permit.

Is Southchase in the City of Orlando?

No. Southchase is an unincorporated census-designated place, so Orange County, not the City of Orlando, sets the fence rules even if your mail says Orlando. The difference matters: the City of Orlando exempts some residential fences from permits, while Orange County requires a permit for every fence.

Does my Southchase HOA need to approve my fence?

If your section has an HOA, most likely yes. HOA approval is a separate step from the county permit and often covers style, color, height and placement. We build to what your HOA allows and give you the drawings and material specs to submit with your application.

What are the rules for a fence on a Southchase corner lot?

Orange County keeps a 15 ft triangle at street intersections free of fences unless the county engineer approves, plus a 15 ft by 15 ft clear view triangle on each side of a driveway. On a reversed corner lot, fencing over 4 ft can’t sit in the neighbor’s front setback. We plan the layout around all three.

What fence types are popular in Southchase?

PVC vinyl privacy fences are the common pick in Southchase’s HOA sections, with aluminum for pools and front yards. Wood works where the HOA allows it and the budget is tighter, and chain link is the economical way to keep pets in. We’ll tell you what your HOA’s guidelines point toward.

Do you offer free fence estimates in Southchase?

Yes, every estimate is free. We measure the line, check corner and driveway clearances, review your HOA guidelines and leave you with a written, itemized quote. If there’s an old fence, removal and haul-away are part of the plan, and we handle the county permit once you sign.
